BuildSpace, a Navi Mumbai-headquartered industrial and logistics infrastructure developer, has announced the launch of Sahakar Logistics Park, a premium Grade-A+ warehousing development spanning 42 acres in Bhiwandi, within the Mumbai Metropolitan Region (MMR). The project is being undertaken through an exclusive mandate from Sahakar Group, covering development management, engineering, procurement and construction (EPC), marketing and leasing.

With a planned leasable area of 1.3 million sq. ft., the development involves an investment of approximately ₹265 crore. The project has secured financial closure, supported by a ₹100 crore equity investment from Sahakar Global, alongside lender support for its development.

Sahakar Group, a diversified enterprise with business interests in toll collection, sand mining and real estate, is promoted by Kishore Agrawal, with Pranay Agrawal serving as its director. The project represents BuildSpace’s flagship EPC assignment under its BuildVALUE vertical and adds to the company’s development pipeline of over 3 million sq. ft.

BuildSpace will oversee the complete development lifecycle, including project conceptualisation, architectural design, master planning, regulatory clearances, engineering and construction. The company will also manage the project’s marketing, leasing and operational activities.

The proposed logistics park will feature five Grade-A+ warehouse buildings, offering flexible unit sizes from approximately 30,000 sq. ft. to 700,000 sq. ft. to meet diverse occupier requirements, including build-to-suit solutions. The infrastructure will include well-planned internal roads, efficient vehicle movement systems, dedicated parking facilities with EV charging provisions, drivers’ amenities, centralised power and water infrastructure, landscaped spaces, visitor management facilities and a dedicated park management office.

Designed to cater to third-party logistics (3PL), e-commerce and quick-commerce businesses, the facility aims to provide adaptable warehousing spaces that support modern supply chain and distribution operations.

Rohan Lala, Managing Director and CEO of BuildSpace, highlighted the growing preference for high-quality warehousing infrastructure, noting that businesses are increasingly seeking strategically located facilities with superior specifications and operational efficiencies. He pointed out that Bhiwandi accounted for nearly 85% of MMR’s warehousing demand in Q2 CY26, reinforcing its position as a major logistics destination.

He further stated that Sahakar Logistics Park has been planned to address these evolving market requirements through its strategic location, premium building standards and flexible warehouse configurations. The development also marks a significant milestone in BuildSpace’s efforts to strengthen its presence across the MMR and expand its industrial and logistics portfolio into established as well as emerging markets.

Pranay Agrawal, Director of Sahakar Group, expressed confidence in BuildSpace’s integrated development capabilities, highlighting Bhiwandi’s established logistics ecosystem and strong connectivity to major freight routes. He noted that the project has the potential to emerge as a high-quality logistics destination supporting India’s expanding supply chain infrastructure.

The project’s location offers connectivity to key transport corridors, including the Samruddhi Mahamarg and the Pune, Nashik and Agra routes, supported by direct highway frontage and heavy-vehicle accessibility. It also benefits from proximity to important maritime and aviation infrastructure, with Jawaharlal Nehru Port Authority (JNPA) located approximately 85 km away, along with connectivity to Chhatrapati Shivaji Maharaj International Airport and Navi Mumbai International Airport.

The development comes at a time when demand for premium warehousing facilities across the MMR continues to gain momentum. Industry estimates indicate that the region witnessed demand of 6.6 million sq. ft. for Grade-A/A+ warehousing during the first half of 2026, compared with a supply of approximately 3.6 million sq. ft.

On the construction front, work is progressing across the site, with pre-engineered building (PEB) installation underway for the first warehouse, while the second building has reached the plinth stage. Demonstrating its commitment to sustainable development, BuildSpace is also targeting an IGBC Platinum certification for the project. Planned green initiatives include solar-ready rooftops, water reuse systems and an on-site sewage treatment facility.

The project is expected to start accommodating occupiers by December 2026, with full operations targeted to commence in March 2027.
